Application Process

If you decide that the accommodation on offer meets your requirements you should contact us and we will start the application process.

Stage 1…..YOU PROVIDE NAMES OF REFEREES AND PROOF OF IDENTITY.

Stage 2…..WE OBTAIN REFERENCES.

Stage 3…..WE WILL GIVE YOU NOTICE OF A SHORT ASSURED TENANCY WITH TERMS & CONDITIONS FOR YOU TO REVIEW.

At this point, should you have any doubts about your (or your flat/housemates) abilities to,

(i) fulfil the terms of the lease, or
(ii) remain resident in the property for the agreed period, or
(iii) pay your rent by Automated Pay In without condemning yourself to months of penury; you should withdraw from the application process. You will not hurt our feelings as we expect a proportion of candidates to pull out at this stage. This is far more desirable than encountering problems once you have signed the lease.

Stage 4…..SIGN TENANCY (YOU WILL NEED TO ENGAGE A SOLICITOR OR ACCOUNTANT TO ACT AS A WITNESS), PAY FIRST MONTH'S RENT & DEPOSIT* AND PROVIDE NEXT OF KIN INFORMATION.

Stage 5…..ALL RENTS / DEPOSITS CLEAR TO OUR BANK ACCOUNT AND WE WILL STOP ADVERTISING THE PROPERTY.

Stage 6…..DATE OF ENTRY: COLLECT KEYS AND INVENTORY.

Stage 7…..YOU RETURN THE INVENTORY WITHIN 14 DAYS OF THE DATE OF ENTRY. WE PROVIDE RECEIPT(S) FOR YOUR DEPOSIT(S).

There are no administration charges in connection with the application, checking of references, signing of inventories, issue of keys, etc. However, you will need to engage a professional person to witness the signing of the tenancy. Only a qualified accountant/solicitor able to practice in Scotland and with a place of business in Dundee will be considered acceptable.

Prospective clients should retain this and the preceding pages as any offers/obligations contained therein will form part of the agreement should you accept the accommodation.

*Payment of the first month's rent and deposit may be by cheque. Subsequent payments must be by Automated Pay In. We will NOT accept cash under any circumstances.

2009-05-25. AMENDMENTS: REQUIREMENT TO ENGAGE A SOLICITOR OR ACCOUNTANT TO ACT AS A WITNESS TO THE TENANCY.
